The agreements are signed, the keys have changed hands, now let’s talk about the relationship between you and your resident. It is important to keep the relationship professional and friendly. Why? You’ve heard of the term happy wife happy life? The same goes for your relationship with your resident. Happy residents are more likely to take better care of your home and stay longer, which will save you time and money. Avoid being that nosy neighbor.

Let’s talk about property visits
First, property visits should be included in your lease and discussed at the signing of the lease. When conducting your inspections or any other reason why you need to visit your home, it is important that you prepare your resident for your visits, document any problems, and review your findings. Of course, you are concerned about your home, however, avoid over visiting and respect your resident’s privacy, time, and belongings. Remember, even though you are the owner, once your resident occupies the home, you must give appropriate notice and/or request permission to enter. Unannounced visits may violate some of their legal rights as well as sabotage your relationship with your resident.
