The main problem we solve for our clients is finding the best possible resident for the owner’s property. We have tools to help us find, interview, and screen potential tenants. We use multiple sources to get the word out that a property is available. With each resident, we take them on a personal tour of the property, answer their questions, and ask pertinent questions, which lets us get to know each resident and build a lasting partnership.

Here are a few FAQ’s we are often asked:

How long have you been in the property management business?

We have been in business since 2020. Our Sr. Vice President, Nancy Kaller, has over 35 years of experience in property management. She has been awarded the Manager of the Year Award, the Economic Occupancy Award, and the Maintenance of the Year Award for several years. She has staff to assist with the day-to-day operations, and Ultimate continues to grow and strive.

Are you familiar with a particular area or street in Santa Barbara, Montecito, Hope Ranch, Goleta, Summerland, and Carpinteria?

The answer is YES!  We know the market and are well-versed in all aspects of properties in the Santa Barbara area. Nancy has lived in Santa Barbara for over 17 years and loves everything about the community. She has been involved with several Santa Barbara organizations, including CALM, the Santa Barbara Museum of Art, the Natural History Museum, and the grandparents for Crane Country Day School.

Do you provide monthly statements?

We sure do! Our statements are detailed and easy to read. Depending on your preference, you will receive them either by email or through the USPS. We use state-of-the-art software that captures all financial information, property information, and much more...at your fingertips 24/7. We offer owner and resident portals with access to information at any time.

Do we have a list of good maintenance providers?

As you can imagine, with over 17 years in Santa Barbara, our list is extensive! Our maintenance providers offer reliable, experienced, and trustworthy personnel. We have quality companies we depend on, whether it’s an emergency or a standard call, which means we have choices that best fit the situation at hand.

We have been asked for our list of providers, but our working partnership with them is of such great value to us that we cannot relinquish it.

Do you do inspections?

Yes! We perform inspections of the property once a year. Our inspections enlighten us about how the property is being cared for and help identify any future maintenance needs, which in turn could save the extra cost of an emergency service call. We’ve even partnered with an inspection company, should you want a full, detailed report at a reasonable price.

Can I pay my rent online?

Absolutely, rent can be paid online. We use state-of-the-art software that the resident
can access 24/7.

Who do I contact for maintenance issues and emergencies?

We inform our residents that Ultimate Property Management handles all aspects of the property, including maintenance issues and emergency issues. At Ultimate, we have an after-hours emergency phone number that is included in the “welcome package” given to all our residents.
