It’s time to move, let’s talk about normal wear and tear

First, what is considered normal wear and tear?  According to Wikipedia, the free encyclopedia, wear and tear is damage that naturally and inevitably occurs as a result of normal wear or aging. Wear and tear is a form of depreciation that is assumed to occur even when an item is used competently and with care and proper maintenance.

Second, and hopefully, you have documentation that reflects how the premises looked at the time of move-in (more on this below) 

Here is a shortlist of items we find most commonly discussed between landlord and resident about the normal wear and tear:

Damage your pet has caused, i.e., stains, chewing, scratching to both the inside & outside of the home, damage to the yard, broken screens, and doors, just to mention a few.

Carpeting: Minor dirt and spots and stains usually are considered normal wear and tear, however, pet, paint, chemicals stains, etc. are usually not normal wear and tear.   

Interior walls: Your usual scuffed & minor markings on the walls, usually can be cleaned or touched up and considered normal wear and tear, however, holes, deep markings could be considered damage beyond the normal wear and tear.  

It is reasonable to clean the premises before your landlord inspects the property. Check with the landlord so you know the details of what they expect of you, i.e., the stove, floors, appliances, etc.

As mentioned above regarding documentation, at Ultimate Property Management we use our move-in/move-out form. This form states how the premises were delivered to the resident, i.e.,  clean, good operating condition, with no spots, etc., therefore, the resident needs to complete and return the form noting any exceptions found.
